Selling your home is one of the biggest decisions a home owner can make. Should I do this? Is now the right time? Will I profit from the transaction? Am I ready for the change? Where am I going???? The questions go on and on and probably keep a few of us up at night. I know because I have been there and I have also helped many others make their decision and seen them through the process, right until the moving truck pulled away!
Many homeowners may ask the question, how does a Realtor really help?
The first thing that comes to mind for me is FACTS. A Realtor can get you the low down on what your property should be worth, whether your neighborhood is doing well with sales and what contractual things you will need to be responsible for as the Seller.
The next thing is presentation of the property. Although, we may love our homes, not everyone is the same. What we may feel is fun and fabulous may be a great turn off for the Buyer. Like the fabulous mauve paint I put in my old Victorian living room in 1995. I LOVED IT! But I was about the only one! Realtors can help you see the light when it comes to what sells and what doesn't!
Sometimes, though, I really feel the sale of a property has more to do with when the Seller is really ready to let the property go. This is the most important decision of all. Are you ready for the change and do you really want to say goodbye to memories and the emotions that are seemingly left with your home? It may seem like a lot of hogwash but in my experience when a person doesn't really want to sell, by gosh, the house won't go. No matter how great the price, or the location or the wonderful school district, the house will sit and sit on the market. This is an area where an experienced Realtor can really come in handy. I have no desire to help people make the wrong decision. I don't believe that any amount of money is worth pushing a seller to take an unwanted offer or to even list their house if they are not ready.
A Realtor is also your buffer between yourself and the Buyer. They are the negotiators that get out there and fight for what you want so you don't have to deal with the aggravation and distress that can be caused by pressure from Buyer's and their agents.
And finally, a Realtor can market your house so that it gets the most exposure possible. Through the Multiple Listing Service, Advertising, Open Houses, Farming and Word of Mouth a Realtor can get the message out that this house is ready to BE SOLD!!!
